When Your Concrete Needs More Than a Patch

Should You Repair or Replace Your Concrete?

This is the question everyone asks. The answer depends on several factors. Here is how we evaluate it.

When Repair Makes Sense

Repair works best for relatively new concrete with isolated damage. Hairline cracks, small spalled areas, and minor edge damage can be fixed. We clean out damaged areas, apply bonding agents, and fill with repair materials that match the existing concrete. For sunken sections, mudjacking or polyurethane foam injection can lift the concrete back to level without replacement.

When Replacement Is the Better Choice

If your concrete is over 20 years old with extensive cracking, replacement usually makes more sense. Multiple repairs end up costing as much as new concrete, and you still have old concrete underneath. Structural damage, severe settling, or problems caused by a poor base cannot be fixed with surface repairs. In these cases, tearing out the old concrete and starting fresh is the right move.

Partial Replacement Options

Sometimes we can replace just the damaged sections and leave the rest. This works if your driveway has one badly damaged area but the rest is solid. We cut out the problem section, prepare a new base, and pour fresh concrete. Control joints hide the seams and the new section blends with the old.

How We Approach Concrete Repair

Different damage requires different repair techniques. We use proven methods that actually last rather than temporary fixes that fail in a year.

For cracks, we route them out to create a clean channel, apply a bonding primer, and fill with flexible crack repair compounds. Surface spalling gets removed down to sound concrete, then we apply a resurfacing overlay. Broken edges get rebuilt using forms and high-strength repair mortar that bonds to the existing concrete.

Sunken concrete can often be raised using mudjacking or foam injection. This costs much less than replacement and works well if the concrete itself is still in good shape. We drill small holes, pump material underneath to lift the slab, then patch the holes. The process takes a few hours and you can use the area the same day.

What to Expect from Concrete Replacement

When repair is not enough, we remove the old concrete and start fresh. This gives you a brand new surface with another 20 to 30 years of life. We break up and haul away the old concrete, grade and compact the base, then pour new concrete using modern materials and techniques.

Replacement also gives you the chance to improve on the original. Want better drainage? We can adjust the slope. Interested in decorative finishes? Now is the time. Replacement costs more upfront but you get decades of trouble-free use instead of repeatedly patching failing concrete.
